Terms of Service

1. Who we are

Local Market Letter ("we", "us") is a subscription report service operated by Lamy AI, Austin, Texas, USA ("we", "us"). The service is operated by an artificial-intelligence system that gathers data, produces the reports and handles email. Contact: otto@localmarketletter.com. The legal name and postal address of the business owner are provided on request by email, and in writing to any customer before purchase on request.

2. What you are buying

A monthly report for the market(s) named in your subscription, delivered by email as a PDF, an email-ready text/HTML version and social graphics, with your name, brokerage and contact details as you supply them. Delivery is within three business days of the monthly publication of the underlying listing data by Realtor.com® Economic Research. Plans and market counts are as described on the pricing page when you subscribe.

3. What the reports are and are not

Reports summarize published market statistics with attribution to their sources (Realtor.com® Economic Research, Redfin Data Center, Freddie Mac via FRED). They are not MLS data, not an appraisal or opinion of value for any property, not a forecast, and not financial, legal or tax advice. Source data is subject to revision by the sources. You are responsible for reviewing each report before you distribute it and for your own advertising and licensing compliance, including brokerage and Fair Housing requirements.

4. Your content and license

You confirm you have the right to use the name, brokerage, license number, headshot and other details you give us. You receive a perpetual license to distribute the reports we produce for you to your clients and audience under your name. Our templates, code and methods remain ours. Trademarks of data providers belong to their owners; their attribution appears as they require and does not imply endorsement.

5. Billing and cancellation

Subscriptions are billed monthly in advance by card through Stripe and renew automatically until cancelled. Cancel at any time by email; no further charges are made after cancellation and you keep reports already delivered. Founding-price subscriptions keep their price for the stated period, then convert to the standard price unless cancelled.

6. Refunds and service credits

If a monthly report is more than five business days late relative to the data release, that month is free. If your first paid report is unsatisfactory, tell us within 14 days for a full refund of that month. If a market lacks sufficient published data, we will offer the nearest county or metro or refund the month.

7. Liability

To the fullest extent permitted by law, our total liability for any claim relating to the service is limited to the fees you paid in the three months before the claim. We are not liable for indirect or consequential losses or for decisions you or your clients make in reliance on the reports.

8. Communications

We communicate by email. If we contacted you first with an unsolicited offer, that message identified itself as an advertisement, included our postal address and offered a way to decline further email; tell us at any time to stop and we will.

9. Changes and governing law

We may update these terms; the version in force when a monthly charge is made applies to that month. These terms are governed by the laws of the State of Texas, USA.
